We have ended the contract with our current Estate Agent.
We had not been happy with her for quite some time, but were locked into a contract with her for 3 months. Very happy to be moving on.
This afternoon we are talking with a new agent, from a different Estate Agency. Hopefully that goes well, and we are back on the market with them in a week or two.
FRESH START!
Today is going to be very relaxed, we will just potter around the house. Stew will probably do the lawns and some weed pulling. The weeds never stop, and are particularly vigorous right now. Sun and rain... perfect for them to thrive. 😖😕
LYNDA: When the current billboard comes down out the front of our property, if we don't replace it with a new one/new agency, and we wait a month or more to relist, people MIGHT think we had to do 'repairs' to the property in order to relist it.
We plan on doing 'Viewings By Appointment Only' over the Christmas/New Year period. No Open Homes until middle of January.

At least I won't be idle.
4 pm: I laid out 4 more runners to work on over the next week or two.
Stew mowed the lawns and did the weeding/edges etc.
Then we took a drive to a local Hot Bread Shop for a sandwich for lunch.
It's been a quiet afternoon, very nice for a change.
We now await the new Estate Agent... she's due in the next hour or so.
5.48 pm: And that went very well! We are all lined up to start with the new Real Estate Agency this coming Wednesday. AND we will be having two Open Homes next weekend!
Then it will be by Appointment Only over Christmas/New Year.
New photos will be taken this week, and the Estate Team will be coming through on Thursday morning.
So... FINGERS, TOES, AND EVERYTHING ELSE is crossed for a better outcome with this Agency/Agent.
9.14 pm: The day is done. It's been an OK sorta day. I did some sewing. The yard got a spruce up, and looks great.
So, catch ya tomorrow.
It will be interesting to see what the differences are between the two agents.

Yes to a new agent etc but why not wait until Christmas is over? Over the holidays lawyers are closed and all the necessary checks people might need to do will be more difficult. Enjoy your pool and a little of the summer without the hassle of open homes. Just a suggestion of course :)

I have heard that they are not many house shoppers over the holidays, but the ones looking then, are SERIOUS shoppers.

Although I do definitely agree a good agent has good contacts and negotiating skills. Fingers crossed 🤞 your new agent brings the result you are hoping for

Delete3 months OMG - you must be so relieved to finally close that chapter with that Real Estate Agent. Keeping your house display worthy over and over very stressful. I agree new photos and a fresh approach is required. I have seen it time and time again, one agent just loses momentum and it drags - then in comes a new realestate agent and BOOM sold. New chapter can begin. Happened a couple of times to my sister-in-law, seems they hope you will cave and just accept a low offering. My in-law stood her ground obtained a new agent and had much better results. In her case the outside was not spectacular. But inside fully renovated, new kitchen, bathroom and ensuite, polished floors immaculately kept but outside was a bit unusual design. She needed the agent to showcase the floorpan and new renovations. Fingers crossed for you. Maria (Australia)
