After yesterday's big effort, I'm having a day of rest.
NOT that I really want to do nothing, but I can't paint today.
The weather is supposed to be wet.
I will go out and get a few supplies for Friday, when Stew will be home. He will be doing more of the painting, in places Lacy and I can't get to.
We also want to spray lichen/moss remover on a couple of areas of the roof. Another of those 'issues' highlighted as unacceptable by the ex-buyers! 😠😡
And that is about all I have for now... let's see how the day pans out.
Clarifying : None of the 'issues' raised in the building report condemned this house. They were all minor issues relating to the age of the house, and all are easily rectified.
The builder who did the report kept saying that most of the 'issues' or POTENTIAL FUTURE issues were of a maintenance type... like painting, removing lichen, cleaning guttering and so on. All things you can totally expect with an almost 30 year old home!
But the ex-buyer decided it was FAR TOO MUCH WORK for her to be bothered/worried about.
And she had a 'Solicitors' clause in the contract, meaning her solicitor could cancel the contract on her behalf, for ANY FUCKING REASON they so chose. Which is what they did, using the Builders Report as the excuse.
I am now going to put this to rest. I am so tired of fuming over this.
I've not been a busy little chubby beaver today.
I went over to Cambridge on business, then came home and MOPED all day long.
I had lunch, then I had a handful of lollies, and then I started watching a Netflix series.
"MISSING YOU". So far I'm onto Episode 5, I think it's almost finished in fact.
It's a good one to watch.
Our Estate Agent just rang. There is ONE very interested buyer, they are still waiting on their Mortgage Broker to come back to them on finance.
Maybe something will happen with them? Who bloody knows.
I told our Agent I was feeling really, really despondent, and she said DON'T! She is confident our home will sell. She keeps saying it's a wonderful home, and it WILL SELL.
So I'm hanging in there. For now.
Well another day done and dusted. Not my best day I must say. I wish I didn't let this house selling shit get me down, but it does.
Hoping tomorrow is better.

I cannot understand how those things are considered building issues. They are appearance only and should not have cancelled a contract. Enjoy your rest day.
ReplyDeleteI agree. All issues related to age of the house, and required minor repairs... like painting/moss and lichen removal. They clearly wanted out of the contract, and had probably found something they liked more... like a very new home. I am still seething over it to be honest.

DeleteI agree, most annoying. Does that mean if another offer has a solicitors clause, you should not accept it? I wonder if most offers have that clause.

And you now have a nice list, for free, to protect you with the next buyer. So good that you have the time and help to fix and clean everything you can.
I think eliminating the rusty bits was smart. It definitely helps the overall look.
I have no idea, your realitor would, but I wondered if above ground pools are a plus or a minus in selling houses. You mentioned that you have had trouble selling houses in past, and I know at least the last couple houses had pools. Is it possible that is the problem?

NO, having a pool is not the problem. If you don't want a pool, don't look at houses with a pool.
DeleteWhen you make an offer on a house in Canada you must leave a fairly large deposit cheque with it. If your offer is accepted the cheque will not be returned but used as part payment. The others cheques will be returned. If for some reason you don’t complete the sale, you lose your deposit.

ReplyDeleteThere’s no way in hell I could have lollies in my house. If I buy a bag at supermarket they are finished before I turn the key in my front door. I have to eat the lot, no such thing in my life as “oh I will just have 5 a day”. I try very hard not to buy them. My brother works at Nestle, in my opinion Allen’s lollies which are made at Nestle are by far the best. Thank god I live 100k from him, he’s always got large bags in his house. Marie, Melbourne
